Renovations can transform your home, but without careful budgeting, they can also strain your wallet. Over the years as a General Contractor I’ve seen how a realistic budget can make or break a project. Here’s how I recommend homeowners plan ahead to avoid cost overruns and unwelcome surprises.

Start with Accurate Quotes

The best way to set a realistic renovation budget is to get detailed quotes from reputable contractors. Make sure each quote outlines labor, materials, permits, and any specialty work. Avoid relying on rough ballpark numbers — those can lead to big gaps between your expectations and the final bill.

Factor in a Contingency Fund

Even the best-planned renovations run into the unexpected: hidden water damage, outdated wiring, or structural issues that only show up once work begins. I always advise clients to set aside at least 10–20% of the project cost for contingencies. This cushion keeps the renovation moving without the stress of scrambling for extra funds.

Prioritize Your Must-Haves

Before work starts, make a clear list of your must-have features versus nice-to-haves. That way, if you do need to make budget adjustments mid-project, you can scale back on less essential items without compromising your main goals.

Monitor Costs Throughout the Project

Don’t just set a budget — track it. Ask your contractor for regular updates so you can see if spending is on track or starting to drift. Addressing small overages early is much easier than dealing with a large overrun at the end.

Avoid Scope Creep
